Contractors get booked out 3–6 months in advance. If you’re calling around in July hoping to start “this summer,” many reputable contractors are already scheduling into fall.
Permit processing slows down. Several Ontario municipalities see permit turnaround stretch to 4–6 weeks (or longer) in summer, compared to 1–2 weeks during slower winter months — simply because building departments are handling a higher volume of applications.
Material lead times stretch out. Flooring, cabinetry, and custom finishes are in higher demand industry-wide during peak renovation months, which can add weeks to a project that would otherwise move quickly.

None of this means don’t renovate this summer. It means the timeline has to work backward from your goal — and it has to start now, not in September.

1. Decide Your Scope Before You Call Anyone
